Brighton, and why its housing makes this job varied

Brighton’s housing is some of the most varied we work on. Victorian conversions with shared flues, tall period terraces where nothing runs in a straight line, and newer flats on pressurised systems. A boiler replacement here is rarely a like-for-like swap, and the survey matters more than it would on a modern estate.

A flat carved out of a larger house often shares its flue route, its gas run or its meter position with the flats around it, so what is possible depends on the whole building rather than just your rooms. Period terraces tend to have pipework that has been added to over decades. Newer flats are frequently on sealed, pressurised systems that need a boiler matched to them.

We cover the whole city from our Hove base, which means an engineer who already knows this housing stock rather than a national call centre dispatching whoever happens to be free.

Combi boiler installation and full boiler replacement

Combi boiler installation is the boiler replacement job we are asked about most in Brighton, though we also fit system and regular boilers depending on your property, cylinder setup, and hot water needs.

A combi boiler heats water directly from the mains as it is needed, so there is no separate hot water cylinder or cold water tank to find space for, which suits a lot of Brighton’s flats and conversions. System and regular boilers work with a cylinder instead, and can suit larger period houses with more than one bathroom, or an existing vented system worth keeping.

Signs you may need a replacement

  • Your boiler is more than 10 to 15 years old
  • You are facing frequent breakdowns or repairs
  • Your energy bills are rising without explanation
  • Your boiler is making unusual noises
  • You have inconsistent heating or hot water

If you smell gas or suspect a fault is unsafe, do not wait, contact the National Gas Emergency Service on 0800 111 999 and get in touch with us afterwards.

What the process involves

  1. Home assessment. We look at your current system, property and hot water needs.
  2. Boiler recommendation. We suggest a boiler suited to your property, not a one-size-fits-all option.
  3. Safe removal. The old unit is disconnected and removed safely.
  4. Installation and testing. The new boiler is installed and fully tested before we finish.
  5. Handover. We talk you through the controls and settings before we leave.

Most installations are completed efficiently, with timing depending on your system.

What Brighton customers say

The nicest tradesperson in Brighton!Checkatrade 10/10

Lee is the nicest tradesperson we used whilst living in Brighton. He fitted a new boiler for us about 8 years ago and serviced it every year since as well as doing gas safety checks and servicing a gas fire. Lovely person and great at what he does and we would highly recommend him. We have sadly moved from Brighton but will recommend him to our buyers. Thanks so much Lee!

Servicing of gas boiler and 2 gas firesCheckatrade 10/10

Lee has been servicing our gas fires and boiler for over 10 years and he installed a new boiler 8 years ago. He is completely reliable and has kept our equipment working perfectly. He is always friendly and considerate and I would highly recommend him.

Leaking BoilerCheckatrade 9.75/10

After a very bad dishonest experience with a 24 hr. Call out service guy who was trying to scam me the previous day, got in touch with Lee and what a contrast! The previous day I was told that I will need a new boiler but Lee found that all it needs is a replacement valve and nothing else was wrong with the boiler and he got it working in no time. I am pleased that I have now found a honest and efficient plumber and will be using him again for all plumbing problems.

Radiator fixed and boiler serviceCheckatrade 10/10

Lee has been my go to boiler man for a few years now. He has installed a new boiler for me, kept on top of services even when I forget they are due and has always been super polite and professional. He has recently been to fix my radiator and I felt very safe having him in the house amid current Covid times. He wore a face covering and kept a safe distance. He only touched what he needed to do the work required. I honestly can’t recommend his business enough.

Fixed my broken boilerCheckatrade 10/10

Lee Pierson was extremely helpful. He prioritised my job and took pity that my tenants had no heating and got there as soon as possible. He surveyed the job, ordered the parts and was there first thing the next morning to fix the boiler. He was incredibly considerate to my tenants. He has done work previously for me and always been reliable and honest. I would use him again and again.

What to know about heating systems in Brighton

In a converted house, the flue is usually the thing that decides what can go where. Where a flue route, a gas run or a meter position is shared with the rest of the building, the options for a replacement are set by the building as a whole, and that is worth establishing at survey rather than on the day of the fit. Where a property is listed or sits in a conservation area, the position of an external flue or condensate pipe can carry its own restrictions, so it is worth raising early.

Like the rest of Sussex, water here comes from the region’s chalk aquifer, which is genuinely hard. Over time this can contribute to scale building up inside boilers and hot water cylinders, a general regional consideration rather than anything specific to Brighton alone. A scale reducer fitted at installation, alongside regular servicing, is a common way this is managed.

On an older system that has been extended over the years, a power flush before a new boiler goes on is sometimes recommended, because debris carried out of old pipework is a common cause of problems in an otherwise sound new installation. Whether it is needed is a judgement made at the survey, not a line added to every quote.

Brighton FAQs

How much does a new boiler cost in Brighton?

Cost depends on the type of boiler, the size of your property, and whether it's a straightforward swap or a bigger system change. Conversions and flats can also involve flue or pipework changes that a modern house would not. We don't quote a fixed price without seeing the property, get in touch and we can talk through what's involved.

Can you replace a boiler in a flat or a conversion?

Yes, and it is a large part of what we do in Brighton. What is possible depends on the flue route, the gas supply and the meter position, which in a converted building are often shared with the other flats. We establish that at the survey rather than on the day of the fit.

How long does a boiler replacement take?

Most installations are completed efficiently, though timing depends on your existing system and whether any extra work, such as pipework or flue changes, is needed.

Do I need a new boiler or can mine be repaired?

This depends on the age and condition of your boiler and how often it has needed repairs. One of our engineers can assess your system and advise whether a repair or a full replacement makes more sense.

Are you Gas Safe registered?

Yes. All gas work is carried out by Gas Safe registered engineers, and we are an accredited installer for both Worcester Bosch and Vaillant.
